Neighborhoods & areas

What are the main areas and neighborhoods of Phoenix?

Phoenix is officially divided into 15 urban villages, and most people also use familiar district names such as Downtown, Midtown, Uptown, Melrose, the Biltmore area, Arcadia and Sunnyslope. South Mountain separates Ahwatukee Foothills from the rest of the city.

The 15 villages are Ahwatukee Foothills, Alhambra, Camelback East, Central City, Deer Valley, Desert View, Encanto, Estrella, Laveen, Maryvale, North Gateway, North Mountain, Paradise Valley, Rio Vista and South Mountain.

Chris has toured downtown and central Phoenix on video, including Roosevelt Row and the Executive Towers and Landmark Towers high-rises. If you are also considering the East Valley, see his Tempe, Mesa, Chandler, Gilbert and Queen Creek pages.

Where buyers often start

  • Downtown and Roosevelt Row: condos, lofts and high-rises.
  • Central Phoenix, Arcadia and the Biltmore area.
  • North Phoenix: Deer Valley, North Mountain, Desert View and North Gateway.
  • Ahwatukee Foothills, south of South Mountain.
Market snapshot

What is the Phoenix housing market like right now?

It depends on the neighborhood, the price range and the type of home. Chris prices and negotiates from current comparable sales for your exact area, not metro-wide headlines.

Chris posts regular market updates on his YouTube channel, including his August 2026 Arizona market update below. Ask him for a current report on the specific Phoenix neighborhood and price range you are considering.

What a useful market check covers

  • Recent comparable sales nearby.
  • Active and pending competition.
  • Days on market, price changes and concessions.
Schools, lifestyle & commute

What are schools, lifestyle and commuting like in Phoenix?

It depends on the address. About 33 school districts provide public education in the Phoenix area, a legacy of the city’s many annexations, so two homes a few miles apart can be in different districts. For commuting, Phoenix is served by I-10, I-17, US 60, SR 51, SR 143, Loop 101, Loop 202 and Loop 303, plus Valley Metro Rail.

Phoenix Union High School District is one of the largest high school districts in the country. Always confirm the assigned schools for a specific address with the district.

For outdoor time, Phoenix has South Mountain Park, one of the largest municipal parks in the country, along with Camelback Mountain, Piestewa Peak, the Phoenix Mountains Preserve and Papago Park, home to the Desert Botanical Garden and the Phoenix Zoo. Arizona State University has a campus downtown.

Check for each home

  • Assigned schools, confirmed with the district.
  • Your drive at the times you actually commute.
  • Nearby parks, trails and daily errands.
New construction

Is there new construction in Phoenix?

Yes, though where depends on the part of the city. Central Phoenix is mostly established neighborhoods, condos and high-rises, so new homes there are usually infill projects. Larger new-home communities tend to be toward the edges of the city.

Builder contracts work differently from resale purchases. Chris helps you compare the full price, including upgrades, lot premiums and incentives, and plan inspections before you sign. His new-construction guide covers the same questions for any Valley city.

HOA notes

Do most Phoenix homes have an HOA?

Some do and some do not. Condominiums, high-rise buildings and planned communities typically have an association. Some older single-family neighborhoods do not. Confirm for each address.

When a home is in an HOA, you review the association disclosure documents during the 10-day inspection period. Read Chris's guide to Arizona HOA fees and documents.
