Neighborhoods & areas

What are the main areas of Mesa?

Mesa is Arizona's third-most-populous city and the largest in the East Valley. Center Street divides east and west Mesa. Buyers often look at downtown Mesa along the light-rail line, established west Mesa near Tempe, northeast Mesa communities such as Las Sendas, and southeast Mesa around Phoenix-Mesa Gateway Airport.

Mesa borders Tempe to the west; Chandler, Gilbert and Queen Creek to the south; and Apache Junction to the east. In the southeast, Eastmark is a 3,200-acre master-planned community near Phoenix-Mesa Gateway Airport and the ASU Polytechnic campus.

Compare nearby options on Chris's Gilbert, Tempe and Queen Creek pages.

Areas buyers ask about

  • Downtown Mesa, on the Valley Metro Rail line.
  • West Mesa, near the Tempe border.
  • Las Sendas and northeast Mesa: golf and mountain views.
  • Southeast Mesa and Eastmark, near Phoenix-Mesa Gateway.
Market snapshot

What is the Mesa housing market like right now?

It depends on the neighborhood, the price range and the type of home. Chris prices and negotiates from current comparable sales for your exact area, not metro-wide headlines.

Chris's Mesa videos include a June 2023 market update, and his newer Arizona videos cover what buyers need in cash and what sellers should fix first. Ask Chris for a current report on the Mesa neighborhood and price range you are considering.

What a useful market check covers

  • Recent comparable sales nearby.
  • Active and pending competition.
  • Days on market, price changes and concessions.
Schools, lifestyle & commute

What are schools, lifestyle and commuting like in Mesa?

Most of Mesa is served by Mesa Public Schools. Parts of south and southeast Mesa are in Gilbert Public Schools, Higley Unified or Queen Creek Unified, and a small area in the west is in the Tempe districts. For commuting, Mesa has US 60, Loop 101, Loop 202 and SR 87, plus Valley Metro Rail through downtown.

Mesa has two airports: Falcon Field, where Boeing builds the AH-64 Apache next door, and Phoenix-Mesa Gateway, the former Williams Air Force Base. Higher education includes ASU's Polytechnic campus and Mesa Community College.

For downtime there is the Mesa Arts Center, the Arizona Museum of Natural History, Red Mountain Park, and spring training at Sloan Park (Cubs) and Hohokam Stadium (Athletics). Always confirm assigned schools for a specific address with the district.

Check for each home

  • Which school district serves the address.
  • Your route to US 60, the 101 or the 202.
  • Light-rail access near downtown.
  • HOA, gate and golf details where they apply.
New construction

Is there new construction in Mesa?

Yes, especially in southeast Mesa around Phoenix-Mesa Gateway Airport, where master-planned communities such as Eastmark were built. The developer of Eastmark reports that its final new home has sold, and other new communities continue nearby.

Chris helps you compare the full builder package (price, upgrades, lot premiums, incentives) with resale homes, and plan inspections. His new-construction guide covers the process.

HOA notes

Do most Mesa homes have an HOA?

Many Mesa homes do, especially in gated, golf and master-planned communities such as Las Sendas and Eastmark. Some older neighborhoods do not. Confirm for each home.

You review the HOA disclosure documents during your 10-day inspection period. In gated or golf communities, ask what the dues cover and whether club memberships are separate. Read the Arizona HOA fees guide.
