The documents every Arizona buyer sees.

Arizona buyers review a standard set of documents before and during a purchase: a buyer-broker agreement, an agency disclosure, the Buyer Advisory, the market conditions advisory, and, once under contract, the seller’s property disclosure statement (SPDS). Chris recorded a short explainer for each so you can read them with confidence.

With your offer: the Buyer Advisory, the market conditions advisory, the HOA addendum if applicable, and the home inspection notice. Under contract: you receive the seller’s property disclosure statement (SPDS) and review it during your inspection period.

The buyer-broker agreement.

Arizona buyers now sign a buyer-broker agreement with their agent before touring homes. Chris explains what that means for you and why it puts how your agent is paid on the table up front.

Read it before you sign, and ask your agent to walk you through the services and compensation it describes.

What the seller knows

What is the SPDS in Arizona?

The Seller’s Property Disclosure Statement, which agents call the “spuds,” is a multi-page form the seller completes about what they know from owning the home. It covers items like past fires, mold, pets, and pest treatments. Buyers review it during the inspection period alongside their own inspection.

A company that never lived in the home may have little to disclose, which is one more reason to inspect carefully.

Who represents whom

What is limited dual representation?

It is when one brokerage represents both the buyer and the seller in the same transaction. In Arizona that requires both parties’ written consent, using a form explained in the video below. Chris walks through what changes for you when that happens.
